Major 3 investment options in hyd as of now:

Apartments: Definitely an easy investment but here are things to consider:

 1. Don't fall for OTP option with better deals evadni nammalem too many fake builders 

 2. Consider west specially tellapur, kollur for better appreciation and easy to sell with more affordability 

3. Excessive inventory and might not see much appreciation in coming yrs and hard to resale for eg: tier 1 builders like MyHome itself has 10 projects in several stages

4. Builder quality, somehow hyd builders are worst compared bangalore or mumbai when it comes to elevations, amenities 

5. Innovation with new construction techniques makes it hard to appreciate and keep momentum of a community after 10 yrs unlike a single family house

 

Plots: Much safe investment

Apts la depreciate avvav but go for only hmda & rera approved layouts so that community form chestharu so easy to deal any legal issues later on as a group. Places recommended definitely on west like Velimela, Mokila, Kondakal, Kollur close to ORR exit 2  which has better connectivity to Neopolis, Tellapur, Nallagandla, FD through ORR, RR7 etc.. If Neopolis is a success with in not time you will see huge appreciation for plots within 10kms. Currently people travel to FD from areas like nizampet, bhel, miyapur takes more than 1 hr in traffic during peak times and you will see people moving towards ORR in coming years and these locations will have huge demand.

 

Commercial share space:  High risk investment 

Commercial builders are making false promises like day 1 rent idi stupid logic how is it even possible without a tenant to pay such hefty amounts basically its a rotation of money For eg: Invest 1Cr and get 1 lakh rent per month which means mana money manaki ivvadanki takes 8 yrs without inflation, interest so on and no one knows when they actually start construction such projects are hyd one, poojitha tech kokapet and many more. Hard to sell later and you dont get a specific location in building and it says on papers.

Neopolis can't be a IT hub but places around it can be bcoz antha cost ki land purchase builders heavy price quote chestharu that model is not sustainable.. companies look for cheaper prices less investment. Neopolis will be a huge residential hub with all G+50 communities and around it places like vattinagulapally, Osman Nagar, tellapur, kollur more chances to expand IT under TSIIC SEZ.. Vipina or any high rise project waste unless it is for end use it will be a buyers market atleast for next 5-7 yrs too much inventory availability, within 5 kms from EXIT 2 search for a hmda plot and leave it for next 10 yrs for a decent appreciation

Plots safe enti man. Enni approvals unna edo oka loop hole tho ekkuva plots chesi ammi litigations lo padestunnaru. Not easy to manage from US and not easy to sell in future. Many people are dealing land litigation court cases issues. Do not want that headache.

Nuvvu cheppedi individual plots not in a approved ventures... Plots in hmda and rera approval gated ventures are very safe and it will be future oh hyd.. neku konni ventures cheptha chudu AMW in Mokila with 5 acres 7* club house, prestige Nirvana manasa hills ila chala untayi they are from top builders and community of 200+ acres so alanti vatiki issues undav 99% unna committee untundi they deal with any leagal issues. 1990s lo la illa pakkana plots konta ante leni poni issues vasthayi unless u know the owner.. 1Cr lo decent independent house ante outskirts try cheyali inflation at its peak
