vadu evado donation candidate la unnadu.. or realtor side business  emo to sell these apts unless you stay apts aithe waste bro not at all worth 1C minimum max rent 30k, lots of maintenance taps, paints edo poyindani and 10 yrs lo baaga depreciate avthundi compared to this inflation rate.. invest wisely its hard earned money

Aa thokkalo apartment kante, aa same amount manchi quality index funds like VOO/QQQ lo invest cheste atleast 10-12% grow anna ayathadi year over year.

Apartment prices kooda perugutune unnay ga. Used apartments ki kooda future lo ammithe profit untundi kada. And NRI ki easy to sell and easy to manage right. 
land NRI ki not easy to manage and not easy to liquidate when needed right

bro...looks like you have too many doubts with regards to open plots as they are prone to kabzas and litigations in future ..better option will be to go with flats...as you said buy a flat...then you don't need to worry...but tenants ni kaali cheyinchadam kooda antha easy kaadu..one bad tenant can ruin 2-3 years of mental peace...so rent it some one you know well...full doubt tho open plots konte kooda nuvvu peaceful ga vundalevu.

Govt is also important. Remember Shamshabad. We got the airport there and it was supposed to be the next big thing. Never happened. TRS came and west flourished. I would rather buy a villa near nagole for 1.5-2 cr if I was not in IT.

Yes Land is definitely risky. We see appreciation but hard to manage and sell for NRI.

Real estate people might be forced to sell but investors who bought will never sell for loss unless they need the money for something else. We have seen how prices in hyd were flat from 2007 - 2015.
