Builders take advantage of situations anna.. 

If the community has 100 homes and first 90 homes in the community got sold for 300k price range and last 10 homes due to supply/demand/covid/low interest rate/bidding get sold for 600k price range within a short period time. That 10 home got sold will be the new metric for the home values in the community. That is how builders calculate and determine the pricing for homes. 

There could motivated sellers from the first 90 homes who try to list and cash out the profits. This will cause the huge housing inventory to flow in markets. 

The Last 10 home sold are actually the people who might be relocation/out of state buyers with handsome pays but when these 10 people sell their homes, they will and are getting disappointed because reality is different and ending out getting no offers/list for rental to cope up/ forced to do price reductions to sell.

better buy in Dawsonville. 

Exit 18 kuda Cumming antunnaru.. just 4 miles from Exit 18 is Dawsonville.. 

Exit 18 lo 650k-700k unna home you will get in 450-500k.. at the matter of just 4 miles.

If a home sits on market for more than 30 days, 50K lower bids esina vasthunnai.

yeah but do you have to give from the pocket or its through seller kada ? 
can't you DIY without buyer agent ?? Just curious like will you hire agent for your car purchase. 

may be it holds good for new houses emo old houses ki buyer agent lekunda pani avvada. 

below 500K 1-2% varaku reasonable emo, but if you are doing all of the work like scouting the property, doing all the research, without much inputs from buyer agent ?? it makes no sense to have buyer agent at all.

I keep getting emails from all agents/sellers/ everyone everyweek with different offers.. discounts..

Within 3 weeks Toll Brothers reduced almost $60,000 on a home I visited. They are desperate to sell the houses and they are not able to sell...

Same is the case with Taylor morrison and Lennar...
