Everyone should have some basic common financial knowledge. They have to know their expenses and income. They have to play for a rainy day. They have to have a plan if one of the spouse loses job. 

Let me give an example. A friend sold his home in 2016 (500k) and simultaneously bought a house for 1.1M. The new community is a hot cake with good schools. Even during 2008-2010 when home prices dropped, prices recovered by 2015 itself. He has 1 income and a mortgage for 1.1M is huge. I asked him the reason behind it. "He said, my son has another 7 yrs of school. I have a loan of 700k on home which is huge. I have taken 7 yr ARM ( to get lower rate at that time). Its a big risk I am buying home at its high price. But I have seen how fast the market recovered here last time prices fell. So whatever the home price, I will sell after 7 yrs and will move to another area. Until then, I can manage with in my finances. 

That's planning. He knew what he was getting into. Calculated his finances properly. It worked out super for him. Interest rates dropped and his home appreciated to 1.7M now.

My neighbour did online shopping from out of Georgia and bought 25 year old home in cumming for 250k$ more than precovid price in 2022.is he under water?
