This is two-three year project, after purchasing the land, it involves zoning change, public hearings, land development and obtaining permits, which could take few years to obtain. 

Goal of this project is to purchase land, donate land for temple and build 100% vasthu homes around and live near temple. We are estimating the cost of 10000sft lot to be $110k, this includes donation of land to temple, we estimate that if you don’t want to build home, lot can be sold at $140-150k after development. 30k to 40k returns in 3 yrs on 110K investment. Kashtam bhayya. If you put the same money in a bank deposit with 5% compound interest, you will get 28K in return after 3 yrs. 

See risks below .. 

  • You don't know the developers. Ilanti schemes already vesaru Dallas lo... ilanti scheme ki padithe, izzat pothadi.
  • The return price is not guaranteed. With more chances of housing market crash due to rate cuts, your capital is stuck and you may have to even sell for loss .. 
  • 2-3 yrs projected period ante, it will be 3-4 yrs guaranteed before the project is completed. 
  • Developers won't put guaranteed timelines with fines for every month missed. 
  • Developers won't put guaranteed returns no matter the housing market condition. They wont give personal guarantee for the money invested. They usually have the standard wording that you are taking the risk and nothing is guaranteed. Selling the land will be your problem.

You are right.

$127,761 vachindi final amount (google sheets lo). Investment 110K kada. Nenu 100K ki calculate chesa.
