Full Payment - 

  • Don't have to worry about monthly payments
  • Dont have to pay high EMI due to high interest rates

20% Down - 

  • You can put your capital of 400k to make more money down the lane on stocks, buying 2nd home, etc. 
  • Worst you get 5% interest rates from High Yield savings account.

Ultimately its on your ability if you can generate additional income from the 400K cash you have.

400k ki , 80k down potundi and 320k untundi. 15 or 30 years lo chusukunte stocks lo profit or loss undachu no guarantee and can't inverst.

Average EMI will be 250k and high yield saving chuskunna (4% for 15 years ki) oka 250k vastundi.

Another factor is lets say the housing market drops and your house is now worth only 250-300K. If you did not pay off whole mortgage, you could have used that money to buy another additional house.

How does this make a difference, you have to pay for the house anyway? 
also where to invest is a big question now kada? Rental homes are negative cash flow, stocks are at peak.

That is why I said, if you have the ability to make more money from the additional capital, it makes sense to keep capital than pay off whole house.
