Seen below post in SOS Indians FB Page.

Hi Friends, looking for urgent help. We have a rental property managed by a property management company in Utah. We are living in a different state in USA. We received an email from management company, saying that there is water leakage in the house and water got into furniture, vents and in drywall. They called a contractor to find out the source of leakage and removed the wet dry wall but didn’t find any sign of water leakage from pipe and pipe damage. They said, it happened bcz of tenant mistake and asked Tenant to get this done but tenant not taking responsibility of the damage. Property manager sent many emails to tenant to get this repair done but It’s already been 4 months, and tenant not doing anything, and instead they are saying to property manager that they are paying full rent for unlivable space. we are asking property management company to sort out this issue from last 5-6weeks but they are not answering emails, texts and not suggesting any next step in this process. We are stuck now and not sure how to handle this situation, please suggest if anyone else got into this type of situation, your help is greatly appreciated. Thanks

Some comments

We had a similar water leak because of a faucet leaking. I don't think the people living were at fault. I am wondering if you got the full story from property management company. They are just blaming the tenant because the plumber didn't find source of leak. Sometimes leak only happens when they open the faucet and leak could be near the sink.

It is your responsibility as land lord , your insurence should cover, all the land lords should take some extra warranty for such damages.

Water leakage cannot be a tenants' mistake. However if you dont fix it soon, it will form mold which will cause you lot of money.

Thanks  contractor removed the dry wall and didn’t find any sign of water leakage from pipe and pipe damage. They dried all the area and don’t see any more water leakage. They are saying it probably happened bcz of tap open in toilet.water went to lower level (downstairs) through toilet vent that damaged the dry wall and furniture at lower floor

Tenant will always fight that it is a maintenance issue.. they won’t take the blame.. fix the issue with an insurance claim and move on..

Landlord insurance teeskonuntaruga owners. Ade claim cheyyali. Not sure if home warranty covers it.

Claim Home Insurance... and report this to RentBureau with proofs.. do not go this route if you do not have these                                                                                                                                ..

Looks like in the above case it was given by maintenance company. I personally would not advise going with them. They are useless and do not bring anything to the table esp when a problem arises. If we are out of town, they take advantage saying repairs and charge too much.

agreed anna it is better to use realtor konchem money 10gina property is safe on travels on long term.
