Cheruvu ni encroach chesinaru....vaatine kabza chesi, regularize chesinaru...before 1999, an encroached land was illegal in any case and was not easy to regularize unless court ki velli judgement techukunte thappa...adantha mana world famous visionary marchesindu...daridrudu.

3 days back kuda approvals icharu .... and 3 days lo kulchesaru .... thats how govt running ..... there are 40K near to completion or completed 2 bed room homes unnayi govt kattinchinavi .... BRS openly asking govt to allocate  these to hydra badithulu .... but maaa gumpu mestri ..... "Mundu rangula Jenda patti , inka manam chaloo Delhi" ani song vesukuntunnadu..

So adi asalaina problem. Legal ani anukovadam. But is it really legal ? 
 

There are some misconceptions….permissions vunayi kabatti legal, bank loan vastundi kabatti clear title…ivanni manam anukovadame thappa its not legally legal. 
 

Yeah there needs to have a framework, adi kavalante new survey kavali, new titles and such titles should be protected and insured, a proper one stop shop for clearence kavali…

Alanti attempt la land titling act ante lolli chesi pukarlu chesi adi jaraganiyakunda chesinaru…

ipudu vachi kulakodithe govt should take reaponsibility antunaru..

Good Question Kaka... For this there is no concrete solution, My father lost around .5 CR for same. He knows that he can not do anything on this. Since He has contacts Politically he was able to get settlement and able to get .5 CR from 1 CR remaining till date he did not got it. This happened in 2001. 

Some realtors will sell the lands by changing Survey Numbers especially in Hyderabad all the lands do not have proper documents and there is no quick way to identify whether the given survey number is right one or not. Most of the times these Surveyors and Tahsildars collude with the agents due to corruption or due to rowdyism. Even Banks also gets duped on this. that's why they are asking to digitilaize and put a geo-cordinates for the Survey numbers as the stones are being either throwed or moved.  

Since this is a Peoples (Public) property everyone is asking so many questions.. what happens if the survey belongs to some private party and he is out of city ?. 

The only protection he has is if the survey numbers are wrong then he can file a criminal case not a Civil Case on the person who sold the property to him. Also he can file Forgery case as well...

This approval sets the buyer free of any future remorse and the burden falls on the govt to ensure other govt bodies have done the proper job. It should be the govts responsibility to setup checks and balances because this is a huge setback in a commoners life.
