Kokapet, Narsingi manam 10galem, minimum 10 cr pettali akkada. Mokila, Shankarpally, Kollur, Puppalguda are better options bro, if you are looking at 10+ years then even Chevella and surrounding areas will get you phenomenal returns. Once Neopolis is completed in Kokapet with 100 Million Sq Ft of commercial space and another 300 Million Square feet of residential space, the heart of the city will permanently move towards Kokapet. Any area that is 30 minutes from Kokapet will be golden. Kollur, Mokila, Shankarpally, chevella varaku ekkadain kallu muskuni konachu, short run lo taggina stagnate ayina 10 years lo you will get minimum 4 to 5 times your investment.

South Hyd too..... Tukkuguda and Maheshwaram.... 20-25K/Sqyd range.... easy 5 times return in 12-15 years.

Just make sure u stay 10-20KM from ORR and not go too far.

You are forgetting the key point here… A has people and ability to take care of the lands and dispose them when needed, and manage the cash when he sells them.

how many of todays abcd kids can manage them? how many of us can manage them after 20 years when all of our contacts will be gone?

that’s why best is to invest in US stock market and some in US RE.

Ability to manage comes from what you teach your kids.  You teach them right about managing assets and dealing with systems in India, then they will be able to do so.

That’s ideal but not practical.

That's a cope till the price is right. Say you will get some 15-20 crores from the said assets in India, then you will certainly teach your kids how to navigate the transactions in india. That's by and large an upper middle class salaried person's lifetime earnings in the US.

Dont tell 1980s lekkalu anna , after 2000 sangathi cheppu .ekkada disco investing and getting the money back , 1980s lo we can buys acres of lands now its yards that to too much inflated. Appatlo practically on one used to pay taxes .now rules are chaging and its getting very hard to get money back. Past 20 years nundi invest chesina nris ni adugu ,u wont find a single person without regret. Kids grown up and they dont know or want to deal with india properties , if at all they want the money to us ,no buyer is willing to pay in white. Hawala techukunta ani cheppakandi ...lol this is too much moneh and even they are asking 35% .

Eppudo 1980s lo ma nanna or thatha bought 100s of acres anukuntu inka india lo invest chestey nadavatledu

U have to manage your god damn properties... Ilanti cases kooda chaala unnayi maa family lo kooda... All these people are lazy fcks who don't even travel to India once every 2-3 years to look after their properties... they expect their 75 year old dads to manage it for them... None of these NRI's even know which side of Hyderabad...... shankarpalli or Sangareddy or Shamirpet is. Next time veelani direct gaa adugu they will have blank face and will google it to check...... If you're interested to invest in realestate in India.... You need to first have good grip of which location is where and the Avg price points of these locations. Which areas and which way the city is expanding.

Bro mana daddy and grandfather time lo 1000 times your money returns vachestadi anatledu..... I'm saying you will still get 10X-20X returns in next 20 years by the time u retire.

My dad invested in Shankarpalli and Tellapur in 2005-06 for 10-30 lakhs an acre.  Now Tellapur is 25 Cr/Acre and Shankarpalli is 5-7 Cr/Acre. This is like 18 years back

I'm not promising returns like this in Future..... But cities like Hyd, Vizag are in Auto mode. They will just keep growing...... Nenu emi ippudu Kollur Mokila velli 25-30 Cr an acre go buy it anatledu.

West Hyd is pretty much hyped up now. So its growth rate will stagnate.

Go to different side of Hyd...... 20KM to ORR and buy a good clear land for 5 cr an acre or something. This will definetly 5X-10X in 10-20 years

One of my MS friends is form Nowluru village, he is telling me that land rates in his village are now touching 7 to 8 crores. Pre-elections 1 crore anna evvaru kone vallu kadanta.. How fortunes change. How will be the land rates in Amaravathi CRDA area in 3 years bro. Developed plots ippudu konte emanna use unda? They are quoting 40 to 50k for residential plots and 60 to 75k for commercial plots in villages like Nowluru, Uddandarayunipalem, Penumaka etc..

Is your friends land within LPS area? If they are within LPS, are they before or after plotting price? LPS lo acres lo dhorakadhu. Dorikina depending on area 14 to 25CR untundhi. 3 years lo baagane untundhi bro. 50% to 100% peruguthundhi ani my guess, main selling point infra lika roads, water, utility ducts, drainage, water streams & storages, underground electricity, ivi anni okkasari vasthe the city will have some shape. Okkasari proper shape vasth there will not be looking back. 3 years lo rates kooda depends on where govt spends their funds. Monna Praja Shakti news paper lo choosa 13 zones divide chesaaru, zone 1,2,3,6,7,10 first develop chestaru ani chadhiva. Zone 1 and 2 containing parts of Shakamuru, Anantavaram, zones 3 and 6 in parts of Shakamuru, Kondamarajupalen, Rayapudi, Lingayapalem, zone 7 in some parts of Lingayapalem, Uddandirayunipalem, Mandadam, Thallayapalem and Venkatapalem. Zone 10 in parts of Neerukonda, Kuragallu, Inavolu. Aa zones lo peruguthundhi and then the rest will catch up.

Developed plots konte use utadhi definite ga. Residential and commercial ki max 5 to 6K differenc untaadhi. Maree 25K difference undadhu. Its impossible. LPS area lo ae roju ayina konocchu. Minor ups and downs untune untayi. But long term trajectory is good.

Commenrcial 60 to 75K Penumaka, Nowluru ekkuvemo. Uddandarayunipalem price untaadhi, akkada kooda 75K ekkuva. Nowluru, Penumaka zone 11 and 12 vasthayi. Ippudu koni wait chese badhulu, nuvvu post chesina prices ki vere zones lo vasthayi, works start ayyaka price peruguthundhi.

Low rupee value is not bad if the country maintains the good productivity in manufacturing sector, we can capture chunk of Chaina's export business. Low rupee also helps creating more jobs in service sector. China kavali ani currency value thakkuva undetattu manipulate chesedhi ani appatlo news lo vacchedhi.

Low rupee value is not good for those that are making monies in rupees. It will only increase their expenses. The businesses doesn't necessarily sell for cheap but rather pocket the exchange difference. It doesn't percolate downwards.  India can't aim to compete with China. They are leap years ahead in manufacturing, instead should focus on increasing domestic production and consumption first.

India if any should cut down Debt to GDP ratio to at least 60 and hinge the rupee to gold just like Russia. That would stabilize the rupee.
