monna open house ani poina realtor gadu jiddu lekka antukundu, unsure he is seller's agent or not but he said his company put up open house on this annadu. edo burner email id ichchina but still bombarding with the listings which are not at all suiting my needs. 
for example: nenu chusina house end unit townhome, 2020 built, amenties peddaga levu like clubhouse and all still HOA is high when comparable property has more amenties compared to this anna; em ardam chesukunnadoo emo anni lafoot properties sending idi chudu low HOA ani; adi kaadu ra labbe there are multiple aspects of home buying nuvvu okati rendu points meeda you cannot decide kada. on contrary I worked previously with desi realtor had different experience, highly resourceful too, emanna issues vunnai ante takkunna oka 2-3 contacts pampistadu to address any issues. 
also I noticed, ee pandemic time lo inflated prices ki koni dengi malla ade price ki nee illu sale avvali ante where market has died down and not much demand ela aithadi.

i did the same thing. check zillow, redfin for houses in areas i like. attend open houses when needed, only involve realtor if something was not open and if i was interesting. checked comparable comps across the year in that area. read the seller discolsure forms. lucky gaa seller paid the 2.5% i did not pay anything, but got back some % of his fee.

They just create a filter based on your needs and MLS will send you all those houses that match your criteria…. Finer details and comparison nuvvu cheskovaali.. 
intaku mundu 3% commission ki chesevallu.. so people used to get special treatment and personalized service from realtors.. like they REALLY used to help you find a home that suits your needs.. high end real estate is still doing this way…

 ippudu ee vachhe $500-$1000 ki vallaki paper work thappa vachedi em ledu.. they have no good incentive to even help you find a home.. 

after covid, everyone who got a GC became a realtor now..

I am not sure how much of licensing costs, I can sure do it; with that being said if I am having a nice experience with an agent and he does the best; I don't mind him taking the cut but not in between. 

2 of my family frnds bought house in the same neighborhood- 

1- did employ desi realtor, to sell their previous home and got some commission back; sought a new build again employed desi realtor got some commission back. 
 

2-- employed their neighbor (who was real estate agent, non desi, didn't take cash back) coz he was nice guy helped a lot in their yard work voluntarily,  helped him in lot of other ways as a good neighbor should be. for the new build they employed a non desi, that realtor went above and beyond giving status updates on their construction, helped every step of the construction, visited the site and sent them videos of the progress and reached out to builder on their behalf to put forth the issues and all in all they had very good experience. 

in both the examples I would rather be in the guy #2 than the first guy.

I am just talking about desi vs non desi and for non desi if I am doing most of the homework and isn’t that unreasonable for him to take 2.5% cut without much work anedi naa point. 

I don’t have any issues if they do the work and they take the cut just saying.

No one is getting 2.5%.. everyone is getting either 1% or 0.5% for a used home.. and $1000 or $500 for a new home.. competition lo incomes chala padipoyaayi as everyone is doing now 

same for selling too.. 

FYI - I am not a realtor. I am still on h1.  But my close friend is both a realtor and broker.. so I know the in and out of this..

after supreme court ruling before that 2.5% was norm kada anna.

for many ppl, is is becoming hard to earn even the insurance money…. Unless you have a big circle or willing to spend lot of money on ads, you wont make any meaningful income for the time you spend
