City centre lo villas yadnunchi ostai.

Gated community Villas are good for retired people ,not good for most working people who have to visit the city centre frequently.

Inthakamundhu even retired people used to stay in apartment because it's difficult to maintain independent house at their age and even security issues ,kaani ippudu gated community villas are good for retired people.

For 8 crores you can find villas in Gandipet, Kollur. From an investment standpoint apartments are worth 5hit.. They will appreciate the first 5 to 10 years, and after that once the building starts getting old, the prices will stagnate or drop. Also no one wants to buy old apartments making the resale very hard..

Apartment value only drops if it's very outdated as long as the land value keeps appreciating .

Gated community villas are better than apartments but they are only present in limited areas compared to apartments.location is the main advantage of an apartment .

 have you seen the apartments that are built around 2000 to 2010 in Banjara Hills, Himayath Nagar etc... The location is central but the values haven't changed by much in almost a decade for those apartments. There is not much land component involved and resale of old apartments is very very hard when there are so many new ones coming up every day.. My wife's family owns a couple of such apartments and my father in law feels bad that he should have sold them at their peak in 2010 and moved to a villa or an independent house..

I told they won't drop unless the apartment is very outdated (20-25+) ,I didn't say they will appreciate..

enta size apartment. i was seeing 6000 sqft ones for 6 cr last year. for that sort of money 360 view vunte baguntundi. lodha belleza in kphb which was built a few years ago had that.
