There is a lot of disparity between demand and supply. A lot depends on job market.

Deciding factors will be the rate of interest

.. despite fed cuts intrest rates soared.. i would not wait until next year..

We have to see. It will effect everyone. Profit margins will decrease for companies and prices will increase for customers resulting in companies trying to improve Operational costs (More cost cutting including jobs) and inflation rise. 

Devil is in the details. Need to see how it impacts.

Fed already said rate cuts will be paused. In fact in inflation rises because of tarriffs, they might even increase interest rates. 

Builders are offering some good financial plans like 1.99 APR for 1st yr, 2.99 for 2nd, 3.99 for 3rd and 4.99 for 4th and 5th yrs easing payments for 5 yrs. Not bad. Price reduction as well. We should see a lot better deals in 2025. esp 1st half. If it coincides with any stock market decline, time to buy.

Absolutely agree. Primary Home - Go for it in a place with good school districts. History has shown that even if prices reduce, they will come back faster in these areas. But stay with in your payment plan. DO not stretch finances.

Good time, bad time depends on your personal situation.

1) If you have down payment of 20%

2) You have 6 months of expenses saved up as emergency fund

3) Your payment is around 30-35% of your take home with 30yrs loan.

then its a go...dont think too much about market conditions as they always fluctuate and impact prices in one or the other way. if its your primary you should be really looking at above 3 conditions and it will all work out in the long term (even if you pay top dollar on the house)

Irrespective of rate cuts or price cuts…You will end up paying the same mortgage. 

Cheaper capital is few years away. If you have a stable job and income to pay for mortgage, This is the time. Interest rates are dynamic, so at some point of time you will get benefitted even if you end up paying more today. But house price is what it matters the most. 

First time home buyers, Konkorri vaa…isonti mauka malla dorakadu. Upgrades, incentives, rate buy downs etc masthu kalisi vastadi..
