Biryani Rice - Cotton type

one of my close by restaurant when I eat there, the rice is spongy more like cotton when I mix or touch with hand.. Togo lo I do not see that softness.

How to get that kind of spongy/cottony rice in biryani when we make at home ?

Water umma giyali 

I mean rice cooking chesetappudu boiling hot water lo vesi koncham 90% cook ayina taruvatha water nee tesyali 

 

then add that rice to 70% cooked chicken pina veyu dum cheyataniki
