These are not for middle class. Middle class ko there are tons of apts under 1cr.

and there r many rich local guys in hyd

If NRIs you mean H1B holders, no they are NOT that many as a whole that buy these. It's mostly  black money being channeled into these.

1. Buyers with black monies like Politicians, movie industry people, Beaurocrats 

2. business people and Doctors.

3. Some investments funneling from other states.

4. Some IT and other allied guys, who sell off agriculture or some other land and buy these 

Even then as Hyderabad doesn't have a cap on what's being allowed a lot of the units are vacant.

The area in and around Kokapet is very expensive right now.. There are still areas in Hyderabad where you can get an apartment for 1 cr or less like Kukatpally surrounding areas..

NRIs started investing in USA, Covid lessons. Lot of tracking and restrictions moving money in India. There are still reach people in India 🇮🇳
