Here is another example of bad investment. Someone purchased similar house next door same sq.ft for 701K last month feb2025. Now Listed for rent $3100. Paying mortgage +property tax+ insurance $5100 per month. No one rents the house, will be vacant for one year and investor will put on market for sale.

On top of it, builder drops new home price to $650k, in one year the house value drops to $550K. Calculate the total losses

In one year losses on a vacant house 

Interest 45K

property Tax 10K

selling costs 40K

house depreciation 100K

Other costs 5K

Total atleast 200K

Yes, about 200k further drop in prices will happen soon, eventually prices reach true value

Builder dropping this low on new homes, other sellers have to go much lower now. Slowly prices will reach 500k+

Prices on old houses will drop as long as there is new construction homes ..with the new community on other side of 580, will go on for another 3 years..so old houses on other side will drop n probably difficult to sell. Also , old side plan is very bad. New community is selling hot also mountain house lot of new homes coming by end of this year

Yes for old houses… n this house is on old community..people not showing interest in these new houses because of new homes other side and MH. this is home is far end of that community..from entrance of community itself have to drive 10 min to reach home each way which sucks..so builder trying sell it by reducing price n incentives

Builder will offer lot of incentives to sell, other state buyers invest believing in the false hopes of property price appreciation misled by agents.
 

Eventually when they resell all homes prices will reach 400k-600k. There won’t be any difference between this side or that after 5 years. All sides nakipotame.

Why will a buyer in future pay extra one side compared to other, I won’t pay $1000 extra this side vs that side. It’s not like one side has lake view and other one doesn’t.
