Click here to view the episode transcriptABOUT SEAN O’DOWDSean is the General Partner for Scholastic Capital. Scholastic Capital buys single-family homes in high-end public school districts and rents them to families on long-term leases. He started his career as a consultant with Boston Consulting Group (BCG). He graduated with Honors from The Wharton School of Business. Most importantly, Sean is married with two kids and a third on the way!    THIS TOPIC IN A NUTSHELL: Sean’s career before real estateFirst few investmentsWhat they do at Scholastic CapitalAbout the Deal in IllinoisWhat we like about this assetTheir criteria and How to Identify their target assetLeasing & Identifying Target Rents Underwriting process and challengesKPIs and rent increasesTypical Expense ratio of their portfolioFinancing and hold time for this assetAbout the Evergreen Fund modelWhy do you think this model is working amidst the price surge?Investor returns and distributionsCurrent project and Target acquisitions Connect with Sean  KEY QUOTE:  On Investing in Single-family homes in Elite School Districts:“This model works because of accessibility. If you're looking to move into one of these good school districts for 4-6 years for multiple kids, renting makes more sense than buying a house. “  SUMMARY OF BUSINESS: At Scholastic Capital, we create the opportunity for investors to partner with us through our laser focused strategy of buying single family homes in elite school districts and renting them to families on 3+ year leases. Our investors love our planned monthly distributions, equity growth, depreciation pass through, minimal use of leverage, and the multi-year leases to tenants.  Scholastic Capital is a rolling, evergreen fund that continuously admits new capital. New investors will have an immediate interest in the underlying portfolio of single-family homes in high end school districts.    ABOUT THE WESTSIDE INVESTORS NETWORK   The Westside Investors Network is your communit

Good that jagan didn't openly show support to bjp ,if he can get majority votes of close to 30% christians plus muslims ,elections will be easier.

Doesn't matter hindus don't vote on religious lines ,people who vote based on religion don't already vote to jagan anyway.

vyshyas don't vote to ycp ,Brahmins vote to ycp if TDP contests seperately  but if there is an alliance with bjp they will choose bjp alliance over ycp

Brahmins only vote against TDP when they go seperately ,when they go with bjp they don't vote against them especially if they are in opposition .

From my observation ,  Brahmins are the most Anti-TDP people I have ever met ,one of my brahmin friends directly used to go for caste based abuses on ntr.

Brahmins and kaapus don't like ntr while reddies have a decent opinion on ntr but don't like CBN.
