Yes they are FHA loans not conventional loans

Recent policy changes by the Federal Housing Administration (FHA) have eliminated eligibility for non-permanent residents to obtain FHA-insured loans. Effective May 25, 2025, only U.S. citizens, lawful permanent residents (green card holders), and certain citizens of Micronesia, the Marshall Islands, and Palau will qualify for these loans

Previously eligible non-permanent residents, including individuals with work visas (e.g., H1-B, F-1), refugees without green cards, asylees, and DACA recipients, are now excluded from FHA programs. This change aligns with Trump administration priorities to safeguard federal resources for permanent U.S. residents and mitigate risks associated with borrowers potentially facing immigration issues that could affect loan repayment

Lenders must verify residency status using documentation from USCIS or equivalent authorities, as a Social Security card alone is insufficient proof
