Vijayanand on Thursday (April 17), said that the value of the land allotted to Tata Consultancy Services (TCS) should have been more than ₹320 crore as per the government rate. In that case, how was such a huge and valued land allotted to TCS at 99 paise per acre?, he questioned. He demanded that the government reconsider the land valuation and withdraw its decision. As per G.O.Ms 571 dated September 14, 2012, the State government should not allot government land to private companies. The annual lease value should not be less than 10% of the market rate. Moreover, the lease agreement should be renewed every three years. But, in the case of allotment of land to TCS, he felt that the government did not follow the G.O. Mr. Sarma asked the Chief Secretary to disclose the agreement between the government and TCS, especially the agreement on employment opportunities for local youth. Karnataka gives nod to Rs 3,273-crore Tata Realty business park, will create 5,500 jobs The Tata Intellion Park will come up on a 25.3-acre near Whitefield and will have IT and allied services infrastructure along with retail and food courts The Karnataka government has approved Tata Realty and Infrastructure’s (TRIL’s) plan to set up a Rs 3,273-crore IT and ITeS business park near in Bengaluru. The Tata Intellion Park will come up in Whitefield and is expected to generate employment for around 5,500 people. It will be developed on a 25.5-acre parcel in the Doddanekundi Industrial Area, the state government said in an April 17 notification. TRIL acquired the land in August 2023 for Rs 986 crore from Graphite India Ltd. The business park will have IT and allied services infrastructure along with retail and food court. The state government's approval to the project comes with several conditions, including obtaining environmental clearances, hiring and training local residents, supporting local vendor development, and undertaking CSR-linked social infrastructure activities. TRIL must also implement sustainability measures such as rainwater harvesting, wastewater recycling, and zero-discharge systems where applicable. All statutory clearances must be secured via Karnataka’s e-Udyami platform. Karnataka Udyog Mitra will assist with the project’s execution, and TRIL is required to submit quarterly progress reports, the notification said. The land, developed by the Karnataka Industrial Areas Development Board (KIADB), split among TRIL entities: 21.3 acre is owned by TRIL Bengaluru Real Estate Six Ltd, 4 acre by TRIL Bengaluru Real Estate Five Ltd, and an 858 sq m stretch of KIADB land will be added through an addendum to the sale deed. Tata Consultancy Services (TCS) recently announced plans to develop a long-term capacity of over 25,000 seats within the same campus. TRIL now operates 7.6 million sq ft of business park space and has delivered around 9.4 million sq ft of commercial projects. It has another 13 million sq ft in various stages of development and planning. Its operational assets include Intellion Square in Mumbai, Ramanujan Intellion Park in Chennai, and both Intellion Park and Intellion Edge in Gurugram, it added. Quote
