newly constructed vs old construction homes

evaraina house konthuntey or konna vallu koncham cheppandi bhaiya new constructions ki old one's ki pros and cons considering that we live in it for short and long term.

maa office lo almost 3 ppl...new homes construct cheyincharu....450k range lo...

 

with 30% down payment and mortagage loan tho....

Thanks basu but my point is "What are the pros and cons in terms of depreciation or appreciation when you buy new or old house considering we are going to sell that one in less than 5 yrs?" manam kotta car kontey depreciation chala vuntadi when we sell that in less than 5 yrs . Is this same formula applicable to houses?

don't compare car with Home..........car is like a piece of metal Junk. That's why it depreciates.

Home is not like that.

If you buy new home you have more chances of selling it faster than selling a 3rd hand old home.

ok but I need some strong reasons in terms of money we gain or loose and how to calculate that because if there is no difference in old and new homes then why are people preferring old homes?

Old house pros:

1. Location ( closer to the city,work places, groceries, park etc.)

2. Less HOA fee ( in most cases)

3. Foundation check might be taken care off

4. Bigger back yards

5, well established community

Old house Cons:

1. Old constructions

2. Major issues like roof ( 10 yrs replacement)

3. Non efficient HVAC (A/C systems)

4. Traditional vs Upgraded granite counter tops, kitchen oven, gas etc

5. Leaks/seals/molds

6. noisy sometimes

 

New houses pros:

1. House lay out as you like

2. brand new and fesh

3. higher ceilings

4. better schools ( likely)

5.No major issues like roof, foundation, leaks etc for the next 5-10 years ( possibly)

6. Pleasant and calm

 

New house Cons:

1. Usually Smaller front and backyards

2. HOA fees

3. Far away from cities ( groceries/work/airport etc.)

4. New establishments

5. Demographics/people unknown

People suggest not to buy home which are 20 yrs or older. check for upgrades and all the maintenance that owners have done, warranties with big check items like roof, HVAC systems etc, school ratings, neighbor hoods, crime rate, demographics and taxes from county website. From County website you will know thw govt value of property. Dont pay more than 30-50K more than that value

new homes ...price ekkuva unna...new model and design chesukovachu...pest free untadi baga maintain chesthey....

 

old homes...price thakkuva unna...old models and designs untai....bugs and roaches unde cheances ekkuva unnai....

are u living in an apartment now ?

old house ki - routine maintenance issues untayi kada man.... 

new construction ki peace of mind
