if you can get more than 4% on investing the less than 20% money that you will be paying than not required. you can waive the PMI may be in a 1yr or 2 if the value of your home goes up.

I bought home in Cumming last year 520, now in same area 600 (New Homes)....

Again it depends on the size of the home, bed rooms, schools etc...for now Forsyth Schools are good so prices also high..

In Atlanta, how much you need to earn to buy 500K house. Is it still the text book approach - monthly EMI should not exceed 30% of pay?

bongme kadu.. its around 150 to 200 per month.. still a lot for 15 or 30 yr mortgage.. nee monthly mortgage amount kuda increase avutundi..

ante ikkada katte vaallu chepte kooda nammavaa...

 

PMI, you dont have to pay until the Loan period, whenever your Principle payment reached to 20% of the loan amount then the PMI go away from your monthly payment.

FYI, the PMI comes under ESCROW, not under Monthly Mortgage Payment.

Escrow is some thing that, COunty Taxes, Insurance, and PMI (Priviate Mortage Insurance), 

 

for 400K loan i paid 15% down,  i am paying 99 as PMI,

that is correct. if you shop around you can get a loan without PMI for 10% down if everything else is good ( credit, income etc)

it would be basically a 80% loan first then a 10% HELOC with a slightly higher apr than the primary 80%
