if 800k is okay, then Ashburn is the right choice as its a modern community and good amenities and toll brothers have good reputation.

if stretching 800k is tough, then choose Aldie, relatively cheaper at 650k-700k which is right next to Ashburn.

Avoid Chantilly,Fairfax and Arlington, they are crowded and mass areas and not suitable especially if you are looking at buying the home.

Communting to DC is no big deal as there are direct buses from Loudoun County to DC by Loudoun Transit. In one hour, you will be in DC and more over silver line is stretching till Ashburn by 2020 and you can expect high speed train to DC and it will take about 40 minutes to DC.

Communitung by car is also what most people do but majority travel to DC by Loudoun Transit and they reach DC in about an hour and there are scheduled services depending on which location you stay in Ashburn, kind of park and ride. Most people drive down to these park and ride lots and hop on to the bus. There are multiple trips in a day, about 3-4 trips in the morning and same trips in the evening. the first bus starts at 6am and the last at 8am...and in the return, you have buses from 3pm and last bus at 6pm from DC at half an hour interval each.

Choose Ashburn if you are working in DC and its basically a desi dominated area but you can expect good behaviour from Ashburn desis unlike cheap stuff.

coming to real estate agents, try contacting desi agents. I heard the standard desi rate is realtor keeps 35% and gives you the remaining...but I m not sure...overheard.
