Bro, one additional benefit of low monthly payments with a 15 Year or 30 Year Fixed plan is that you can invest the money you are not paying toward principal somewhere else. (Like on a second rental property if you choose to do so)

go with local mortgae companies/brokers.. they do give cash back you can use that for closing costs..For me that broker sold it to wellsfargo for firtst time refinancing..Second time he sold it to phh mortgae..dont go to big banks..
