you need to mention 10 year ARM ani..But good deal still..10 year antee evryone thinks the smae..

I locked in at 3.875 for 30 years , only 5 % down , but he waived the PMI , total 6 K Closing cost including home owner insurance for 14 months and tax for 6 months in escrow and lender gave only 500 credit. I felt foolish as the rates were 3.75 when i thought to close , but it went up to 4 and i got scared and closed at 3.875 , No point though. This is in minnesota , 

My friend closed at 3.00 in Iowa but no down , he took loan for the amount of downpayment for 3.4 , lucky guy brought a house for 350K in desmoine.

You might have gone for ARM..As you didnt got credit anyway. from lender.ARM lo lenders credit emi ivvaru..ARM 3.125 ala vastundhi..anyway PMI ledhu kabatti better deal i think..You cna refinance any time in future dont worry abt it..

But there will be closing cost for refinance as well right ???
