whatever falls in LB nagar municipality avg rates are at 35K/sq yd.

nenu 3 yrs back turkyamjal lo 200 sq yds konna 12 lakhs ki , now its 24-25 lakhs

2 yrs back gurram guda lo 240 sq yrds konna 17 lakhs ki , now its also 27-28 lakhs 

so adibatla lo u should be able to get 7000-9000 per sq yrds for good layouts that are regularized. lekunte nuvvey LRS gatra kattukoni savaali

If its investment and not to live, I would say go little far and buy. places like after B N Reddy and before yamjal/manneguda
or hastinapur/bn reddy nunchi lopalki velthe chala places unay and fast ga develop aithunay

nenu 4-5 months back vishaka ani between sagar complex and nadergul lo 12300/yard konna
adhi already 15k aindhi now aa area lo

 

for me, investment ki aithe anything more than 15k/yard is not a good idea. If you are buying something like 25k/yard for a plot in decent area,  go for 10-12k/yard  and buy 2 plots koncham dhooram lo

*=: nenu kuda lopaliki unnayi ane thinking bro.. I don't want to invest on plots. Nadergul lo maa friend 11K ki ammuthanu annadu.. Aa area lo ela untundho idea ledhu. but i think ipudu ekkada theeskunna bane perguthundhankunta.. 

last statement ki 200% agreed. 35K / yard petti land ante almost 1 cr + land paina , 1 cr + inti paina invest cheyyali . So Adhi assalu correct kadhanipisthundhi
