Thread is about desis who bought houses while in H1 in last 2 years (specific locations with only Indians competing). Your numbers do not apply here unless they are fixer-uppers or there is huge demand. Average appreciation in US is 2.5% every year, and may go to 4% in prime areas but only when there is demand. If everyone wants to get rid of houses at same time, it will be discount game
