Try local mortgage brokers in Zillow and Bankrate. They are cheaper.

Also if you have more than 1 month then try internet banks like aimloan.com and https://bankofinternet.mortgagewebcenter.com

You may ask the local broker first to give you estimate , just provide your credit score (do not give SSN unless you want to finalize)

Local Atlanta lender. 20% down and 740 credit score. This was about 10 days back, the rates have increased slightly, now it should be 4.0 for 15 year and 4.625 for 30 year.

Currently interest rates are in the 4s. You will get between 4.25 to 4.75 depending on the lender and how much down your pay and how many points you buy..

Tell me your zip code.

Buying points is better is seller and/or agent is contributing to closing. Lender will not let them pay your 20% contribution. 

Also look at total APR rather just the interest rate. If you save $1000-$2000 in closing cost with not much difference in interest rate it helps.
