 oka Agent tho velanu, She asked to sign a buyer's agent contract. I signed it and now inko agent naaku manchi offer una house chupinchadu and the deal is good and we are going with it.

Kaani ipuudu aa previous Agent meeru contract raasaru...You cannot buy wiht different agent antundi.

Worst case  I need to pay 4000$.

 

Can i just ignore and buy the house or should I go legally against her as she dint email any contract with her.

Or pay 4000 and settle the matter ?

if you signed, then that's yet. 

better to settle the matter, paying 4000$.

Let me tell you what happens... 

basic rule in America...

Seller cannot go back once the Home enters into Escrow.

Buyer can drop any day before the last day signed in the Escrow.

Now buyer agents are using their tricks to make seller pay like 5000 to 20000 as seciruty deposit. if on the last day you say my bank loan did not get approved or any reason, you will lose that deposit amount as the Buyer wasted these days in escrow.

Now the Buyers are also using a statement called "Accepting Backup offers" which will be given to the people if the above Escrow did not go thru.

Ippudu sign chesthunna house first agent choopinchindhi kakapothe em avvadhu. I was in similar situation few months back first agent choopinchinavi nachaledhu, appatike vaadi oka house meedha bid ki agent's agreement sign chesa but it did not worked out. Later idhi ok chesaka vaadu malla list of houses pamputha unte, already vere agent tho sign chesa ani cheppa, he wanted me to pay his 3% buyers agent commission. Nenu lite theesko aa illu nuvvu choopinchaledhu, nuvvu choopinche illani vere agent tho sign chesthe mistake avvuddi kaani idhi avvadhu. Go ahead with legal formalities you can ani cheppa malli attha pattha ledu aadu. These are cheap tricks by real estate agents, ekkuva worry avvaku and settlement kooda em vellaku money bokka

 If you signed a contract you are bound by it. Look at contract termination clauses,  look  if there is a  time period (3 moths/6 months etc), sometimes cancelling contract  could be as simple as issuing termination letter. So go and read carefully all contract terms. Also if agent is playing hardball  try to talk to broker. agents work for broker/brokerage and contracts are with brokerages not with agents.

Ignoring or taking it easy may cost you dearly if agent pursues legal option.

Next time before signing any contract home or otherwise read the contract terms carefully, if they are one ended and do not give option to get out think twice. If you are buying a house you will be signing 100's of documents before you close. So reading and understanding what you are committing to is important. All the best

There are many flaws from her side:

She never gave us our signed documents.

She never mentioned any dates or said that you are writing a contract with us, Took a sign as part of the House viewing process.

I can prove through emails that she never provided the documents before and now she came with a document of 1 yr contract.

 

My only concern is if she can block my current house purchase by contacting the seller or seller broker.

That concerns me a lot...I am in the process of inspection of the house, Didnot close it yet.

My sincere advise to new home buyers is go with a very good establised Agency as you are not giving any commission to them.

Nope, thellodu unde 1st agent and 2nd agent kooda thellode. Aa agreement lo ekkada undadhu like you need to pay 3% of their commission nuvvu vere agent tho velthe in contract period. It is just right to representation anthe. Antha worry avvaku, 1-2 times alane edho bedhirinchali ani try chesadu na agent kooda, cheppa akkada ekkada nenu pay cheyyali ani ledhu and e house nuvvu choopinchaledhu, you can proceed what ever the legal you want to ani cheppa. Its been more than 2 months from now okka call or email ledhu.

She get to know that I am signing with new agent and another home. 

I will reveal her name to others if she creates further problems to me.
