what you save in rent ends up towards taxes and maintenance and depreciation

we are no longer in the appreciation economy for housing

Agreed. Instead of making money sit in the bank, focus on investing. Dollar is constantly losing it's value.

I bought a house in 2015 and now my house appreciated around 13%.
