if you are un-lucy you will get a gay tenant if you refuse they will sue you so be careful - if they are job less or bad people you will loose rent for few months and lawyer fee ets to evacuate - oh ofcourse if they do not maintian or damage beyound the deposit money you will end up fixing - if they are running prostitution or drugs - good luck

I have one condo and I am renting it out. I don’t think it’s tough to do it. As @shivneel has already mentioned the cons, to overcome it first you should pick a decent location. I am doing it since 2 years and you can do background check of a tenant before you rent it out. If it is clean you should be good. I don’t recommend now to buy a rental property instead if possible buy it and stay in there for 1 year and then rent it out. One more thing is unless you stay in the same city (or state) and take care of everything you won’t be making much out of it.
