1 acre = Residential (1000 sq yards) + Commercial (450 sq yards) = 32,000,000 + 15,750,000 = 4.75 cr

I am not sure but i would strongly say cross check because on-going construction for assembly, IAS, MLA, HOD quarters are next to Rayapudi so i don't think 22k is the current price.

Evado neeku tokara esthundu.. first check if he is a trader or the original farmer who gave land in pooling.
