First link doucments techuko. That is More important. It will have history of who purchased the house first and the municipal permissions, plot allotments etc.. Then check the registration online to validate the owner.

If going for a bank loan, they will also  verify the documents, registration etc

Tharuvatha check the condition of the house , like plumbing, wall painting, main door wood work etc..

If you think some reapirs need to be done, then negotiate with the seller.
