u r totally wrong. 3% apr on 65%.  nenu 35% down chesa . (generally houses flips chese vallu down ekkuva chestaru)

prop tax- 5k per yr so 10k

realtor ki nenu max 1.5% chestha (i know many punjabs who do for 1% here) leda inka lower flat rate ki mls lo list chesukunta

1 yr nenu prime residence ga indulo vunte i dont need to pay any tax

ippudu cheppu entha profit oo

35% down means 200k , adi india lo fix chey parents meeda,7.5% =30k kada.adi loss kada mari?

Nee calculations chala wrong unnay..dont buy anything with these assumptions. Cant post from the phone. But I will post a detailed calculation later from the laptop.

Also Canadian housing market chala over heated. Wrong time to enter..flipping lo timing the market is very important..
