House buy now and sell in 2 years pros and cons

First time personal post estuna. America vachi 12 years aindi rented home la untuna. House konalani many days ankunna but couldn’t do it with single pay. Now with some savings I think I can afford a single family home. Na american dream kuda complete ainattu untadi. Ippudu koni 2 years la ammeste pros and cons em untai. Jara house owners vachi mi amulyamina soochanalu cheppandi. Evarina koni amminolu unnara houses with in less than 2 years. Ma friends ni adgite house ante min 5 years commitment undali antunaru.

what will you do after 2 yrs.. will u downsize... single family home ante u will buy a lot of junk to fill it..what will u do with all dat..

Yes I did, one year lo. Too much headache. Nuv konedi manchi city lo ithe fine. Suburb and other places ithe lkonchem aalochinchu. Pedda community chusko or east facing chusko. Those two decide your house price. Realtors take about 5% commision on house price. Adi kuda calculate chesko

sell chesi india jump is my plan. i will not buy the junk in first place to fill the home.

i think if house value increases in 2 years that will cover the real estate commission. other than that i am seeing i will be paying 1500 more than i am paying the rent. 1500 monthly more is what i should worry about. life koncham luxury untadi kids will get more space to play and wife will be happy too.

You need to live 3 years in your primary residence  for not to pay tax on any capital gains upto 500k

secondly 5-6% is the sales commission you will forgo for selling home

you mean if i sell for 5000$ more also do i need to pay tax? how much the tax ?

Same rates applicable as your income, the tax is for 5k profit only that you gained

there are some rules though, if you reinvest( buy home again) you may be exempted

home buying is not at all good if you are not living in it for more than 5 yrs

1. home will not appreciate much in 2 yrs, infact home prices have declined bu 10-15% in most places due to rising interest rates and low demand

2. even if you dont fill the home, there is unknown pending for maintenance, tools, minimum furniture

3. 6% commission when you sell your home, repairs requested by buyer, decreasing price - anta kalipi chooste you will way more than apartment, rationale of saving through buying is a myth

4. if too many homes are in market exactly during the same time you are selling, add -10% as well, market bagoleka recession vachina -20%,, ee penta anta avasarama just for a american dream, american dream itself is myth, it should be called "american nightmare" according to me

kids and wife enjoy chestaaru..you will have a big rock on your head called mortgage

if you plan to jump to india, rent a single family home, even if you pay 20%-30% more than apartment, you get the benefits of living in your own him minus mortgage and taxes

2yrslo amme lekka aite forget abt it...naku same plan 3 yrs hold chedam ani undedi...after all the calcs and instability lite teskunna...and instam unna lekapoina you obviously endup buying lot of junk
