House buy now and sell in 2 years pros and cons

what is that 2% commission for? u r only buying right? generally buyers wont pay the commission to agents. agent will get paid by seller or seller's agent. 

and also buyer will get some cash from agent.

i bought the house (toronto) last yr and didnt paid anything to agent, infact the agent gave me $800 cash and lawyer fees (1200).

Go for it , I don't know where u live but usually appreciates 3-4 per per year but you need to hold it longer to build equity and sell with redfin they charge very less

If economy tanks, housing will go down.

Last year, housing was really peak. Now it is slowing down, but not falling that much.  Plateaued.

Add insurance, property taxes to monthly mortgage, along with downpayment. See whether it is worth it or not. In some areas like bay area/seattle, people see housing as an investment, so people buy 2nd and 3rd homes.

If you are buying somewhere in Carbondale, IL. Not worth it.
