dont go for cheap inspections. spend good money for inspection. it costs around $500-$600.

IF they find naything wrong then you can negotitate the price with the repairs.

Government Created some jobs for people in the form Buyer Agent and Seller Agent with some Commision. 
In order to Buy a house, we always need a realtor . other wise seller never trust anyone . 
Buyer plays a key role in the form of making agreement and as a bridge with the seller Agent and Buyer. 


If for some reasons like buyer don't want to buy or not interested anymore on the house , that would be lose of time for the seller Agent . At that time Seller will loose some amount of money which he spended through inspection. Agreement is necessary that either seller or Buyer or not cheating each other . If for some unknown reasons buyer want to withdraw the agreement , he will be loosing some money depends on how much process has gone through like inspection, loan, 1% earnest money. 

In general, Seller contact the seller agent , at that time seller will come and take pictures update the whole information regarding the school districts , sq feet value and market value.  For this process , seller charge 3% commision. Seller cannot sell or market his property according to his wish . There are some certain rules of instructions involved. Seller Agent will do lot of work .

Buyer Agent , involve only in showing the houses and makes agreement between the buyer and seller agent. 
Most of the cases seller and buyer they dont see each other most of the process go through agents. AGents communicate each other and make sure things get it done legally . 

If you dont involve agents, first people dont come forward either to buy or sell the properties. Even Tax title offices need buyer or seller to make the process legally  unless if either buyer or seller certified things.

For some expensive homes, commision will be alot ,in that case there will be under table agreement between the buyer agent and buyer or some times direct contract part of the buyer commision will be paid in the form of closing cost which is nothing Title tax and property and other escrow amounts

you can make agreement according to your wish .its up to Seller whether he want to sell the money  to the  buyer after his commisions

I just closed my home 5 days ago . 

3% - Seller Agent commision paid by the seller 

3% - Buyer Agent commission paid by the seller 

 

but some companies like redfin sell for 1% commision  to compete

Its not a good profession . you never when you will closing happen.

In general , Agents show 100 houses - 10 people make agreements - 1 person will close. 
If the House is good and more demanding , there will be atleast 100's of realtors compete to get to their buyers.

it is safe to have a realtor... but not a must.. if you are savvy enough to get the title check ( similar to NO encumbrances ) & the home inspection done thoroughly.. you can actually save some money..
