Emi boom oh emo....I practically experienced 35% hike in less than 20 days..! 

Saw a property and started negotiations...this was in january and first almost agreed for the rate of 1 lakh per yard and then the owner started getting better offers...then 1.10, 1.15, and finally some one else offered 1.35 lakh per yard and sold instantly.

Last Aug-Sep nundi everywhere...floor space as well as open space saw an average appreciation of 20-30%

Saidabad lanti area la 85,000 per yard...

Hyderabad: Look East aids HMDA earn Rs 677.85 crore

Average bid price went up to Rs 51,516/square yard against an upset price of Rs 28,000/square yard; highest bid went up to Rs 73,900/square yard

Hyderabad: The recently held e-auction of 67 plots at Uppal Bhagayath area saw the Hyderabad Metropolitan Development Authority (HMDA) earn a whooping Rs 677.85 crore in just two days. While the average bid price went upto Rs 51,516 per square yard against an upset price of Rs 28,000 per square yard, one plot in fact ended being sold for as high as Rs 73,900 per square yard.

The amount is staggering and shows how real estate prices have shot up in these parts of the city. So what changed?

 

“Location of Uppal Bhagayat next to the Nagole Metro Rail station has led to this kind of high land prices here. We could not have imagined fetching this kind of land prices here a couple of year ago,” explained MAUD Principal Secretary Arvind Kumar.

According to him, development is bound to happen in an area where the Metro is located as it facilitates mobility. “Nowadays mobility in any city is extremely important. What percentage of a city’s population uses public transport determines the success of that city. People want to be located in an area where commuting is easy and that’s why there is a surge in property value at Nagole and Uppal,” he said.

He, however also considers Telangana government’s push of ‘Look East Policy’ as another major reason for surging prices in these parts of the city.

Currently, the State government is working towards encouraging more IT and allied companies to take up office space in the eastern part of the city to decongest the western part of Hyderabad.

This will not only help increase the presence of IT spaces across the city but also reduce traffic, pollution and commute time of thousands of IT employees.

There is also a draft policy in place that intends to offer additional incentives to companies opening their facilities at Uppal, LB Nagar and Pocharam.

“What we are trying to create in this part of Hyderabad is to have more office complexes in the area. We are going to have two logistic parks coming up which will bring a lot of business and employment. Once that happens, people will come from other parts of the country here looking for accommodation. This is how the values will go up and we will ultimately arrive at a balance where the city will develop in a uniform manner,” concluded Arvind Kumar.

I doubt IT sector will ever take off in those areas. 

Companies will always prefer Gachibowli side even if it is lot expensive.

ledu man Uppal SEZ is booming and same with pocharam, that area transformed like crazy

HYDERABAD: The HMWS&SB is optimistic. Once Keshavapuram is commissioned, the city’s water woes would end for good, promised the water board. Aiming to complete the reservoir by the end of 2021, the water board will supply 172 million gallons of water per day (MGD) of Godavari water in addition to the existing supplies. 
As per population projection in 2021, the water board is supposed to supply 637 MGD to meet the demand. Currently, it supplies 472 out of 602 MGD to twin cities of Hyderabad, Secunderabad and GHMC peripheral areas every alternate day. 
“The water board is already been supplying 172 MGD of Godavari water under Godavari drinking water supply project phase I and once, Keshavapuram reservoir is complted, we can supply another 172 MGD of water. This reservoir will be part of Godavari drinking water supply project phase II,” a senior official told STOI. The 10 tmc of water, which Keshavapuram reservoir will store, would be used mainly for three reasons: When all drinking water sources get dried up, the groundwater level dips and during emergency situations like drought, power supply failure and major water supply lines face disruption.“A fifteen kilometre length bund will be constructed along the shore area of the Keshavapuram reservoir to store water,” a senior official added.
