Real estate lo 2% per month returns ante too much. Every year 24% growth vundi, if we reinvest that profit also every year our investment will be 9 times by 10th year.

Ex: 30.00 Lakhs first year

       37.20 Lakhs second year investment

      46.12 Lakhs third year

by 10th year the amount will be 2.57 crores avuthundi.

Agreed...manollu nenu 1-2 yrs back konna it doubled antaru...thing is you wont make money untill you sell it and you will not sell it thinking it will grow more and no land will double every 1-2 yrs forever...so technically you can only compare the returns to FDs as a base

Those who want to purchase apartments, villas as investments are shying away from doing so after Jagan became CM.

With this, the prices crashed. The plot which fetched Rs 30,000 per sq.yard in the capital region has now come down to Rs 20,000.

The cost of an acre land fetched Rs 1 crore to Rs 1.50 crore earlier. It has now come down to Rs 75 lakh to Rs 1 crore.

Despite this, there are hardly any buyers. Realtors expect the same trend to continue till the next six months.

They say the prices will pick up only if Jagan gives a clarity on Amaravathi capital city.

But this slowdown has made middle class happy. They are trying to purchase plots at this level which they could not afford earlier.

అమరావతి: రాజధాని నిర్మాణ నిమిత్తం భూములిచ్చిన రైతులకు ఏటా కౌలు చెల్లింపులు మే లేదా జూన్‌ మొదటివారంలో కాని వారి అకౌంట్లలో జమయ్యేవి. కాని జూన్‌ ముగుస్తున్నా ఇంత వరకు జమ కాలేదు. సీఆర్డీయే అధికారులను రైతులు అడిగితే నివేదికలు తయారు చేస్తున్నామని, నెలాఖరుకు జమ అవుతాయని చెబుతున్నారు. రైతుల కౌలు గురించి సీఆర్డీఏ అధికారులు సీఎం జగన్‌కు ఇప్పటికే వివరించారు. దాదాపు రూ.170 కోట్లు కౌలు రైతులకు జమ చేయాల్సి ఉంది. మెట్టకు ఎకరాకు రూ.30 వేలు, జరీబుకు రూ.50 వేలు సంవత్సారానికి కౌలు చెల్లించే విధంగా ప్రభుత్వం రాజధాని రైతులతో ఒప్పదం చేసుకున్న సంగతి తెలిసిందే. ప్రతి సంవత్సరం ఈ కౌల్లుకు పదిశాతం పెంచి ఇచ్చేవిధంగా సీఆర్డీయే హామీ ఇనిచ్చింది. కౌలు జమ కాకపోవడంతో చిన్న, సన్నకారు రైతుల పరిస్థితి అగమ్య గోచరంగా ఉంటుంది. అయితే రాజధాని అమరావతి జీవన భృతి ఫింఛన్‌ రూ.2,500 మంగళవారం భూమి లేని నిరుపేదల చెందిన కొన్ని ఖాతాల్లో జమయ్యాయి. మిగిలిన వారికి రెండు రోజుల్లో జమ అవుతాయని అధికారులు చెబుతున్నారు.

Vijayawada: Singapore-based firms that had tied up with the TD government to develop the state’s new capital city Amaravati may face some serious trouble, if one goes by Mangalagiri MLA Alla Ramakrishna Reddy’s statement on Wednesday.

The MLA said that if need be, the YSRC government will not hesitate to approach relevant courts against the Swiss Challenge method adopted by the previous government.

 

 

Addressing capital region farmers at Rayapudi on Wednesday, Mr Reddy said that the state government will not hesitate to move court even in London against the Swiss Challenge method.

The AP Capital Region Development Authority and Singapore-Amaravati Investments Holding Ltd had signed a Concession and Development Agreement on June 7, 2018, under the Swiss Challenge method. Amaravati Development Partners was incorporated in India by SAIH and Amaravati Development Corporation, an agency of the AP government, for joint development of the 684-hectare start-up area in Amaravati.

Under the Swiss Challenge method, a government invites bids for a public project, and then publishes the bid, before inviting competing counter proposals to either match or better the initial proposal. If a third party’s bid is more efficient, the first bidder is asked to submit a fresh bid.

If the first bidder comes up with a better proposal, he gets the project, and if not, the most efficient bid wins the project.

Mr Reddy also said that the AP government, if need be, will seek a CBI inquiry into irregularities that took place in the land pooling for the new capital city Amaravati.
