If I dont buy house in another 5 years...

I might drop plan of buying one....for rest of the life.

endukante..i dont want to still work to pay my mortgage when I am 70

appreciation etc avanni pakkana pettandi.. time bad aite... illu ni loss lo foreclosure kuda cheyalsi vastadi konni sarlu.

Strip malls we can buy but obviously it's not easy with standard day job, so pool of people kalisi $3M property ki some % down chesi they can get a joint loan and able to do it. When you have like minded people and strong passion it will enable bright future. But it requires lot of guts to place such bets and trust the will which I think most people lack and it's not easy.

Yes, lot of risk depending on Market and economy and it is not guaranteed that whatever appreciated will be worth it at the end.  House Maintenance, repairs all this crap cost more stress and money.

When you form a business entity they will give loan easily. But we have to work towards it. Just like Car insurance, when you first get a DL and own a car we pay premium but it will come down once they trust you. Same applies.

but did he sell it...No..

Over the period of time he put into home --> 60K for Solar, 25K for Flooring, 15K for central heating/cooling..etc..

he had disposable income from Indian real estate kabatti petta galigadu..

how many of u can sell properties back in India, get that money here now and do that...?

times of changed, and uncertainty of status is big question....

$750k house  -- Closing Cost

 Monthly  Estimate  - $3725 ($2709 Principal + Interest)

Property Tax 1.5% --  $11,500/year

Home Insurance - $260/month

HOA - varies

At the end of 30 years he pay a grand total of  $1.25M  -- Principal $570k - Interest $405k

 

DOWNPAYMENT - $190k  (in order to get above numbers)
