unless there is significant change in the APR which is >0.75 or atleast >0.5,

i think refi will be waste in any case ani na uddesham. if you have paid the interest already for 2 years.

if you are not paying for closing costs, any saving is a saving even if it is 0.125%

different question :

Usually, majority of them end up paying  50% of total house cost in 30 yrs. Is it good idea ? 

Why can't they pay more down-payment or have 15 yr loan instead if they have good savings ? Any disadvantages ?

cash unchukuntey inka denikaina vadukovochu... lately after 2008 effect people are worried about paying off their savings to house ... value dhaam ani padithey unna paisal 10gipothayani bhayam ... but pay off cheskuntey easy if you dont have plans on moving anywhere..
