they will just add it to your loan or increase APR. there is no free lunch, they will just sneak it back to you loan. shop at local credit unions, they usually have low closing costs. also, Don't compare interest rates, compare APRs.

Go to bofa... refi rates are best and lower than any other banks.

And always go for 7/1,10/1 ARM to get low APR than 30 yrs fixed. Come out of fixed mindset.

As far as I know, ne interest rate penchi netho overall ga extra kattistaru if lender is paying closing costs. Ne file meda work chesina loan officer ki salary ivvali kada brother. Closing costs kattakapote, bank valla employees ki jeetalu ela istundi.

Also, if you refinance, you are loosing all the interest money you paid so far. Amortization ani untundi adi chusko. I understand that interest rates are low now but I dont think it is a wise decision to refinance for a better rate. Again, It depends on your situation also anuko, I dont want to judge. Just my $0.02

Yes, Refinance too soon after 6 months when intrest rate went .1 to .5 percent low. it is foolish to refinnace.

No, complete ga refinance chayadam waste anedi false, I got total of 1.38 % reduction from 4.5 % to 3.12% that is really helping me out in overall payments.

why ARM man? I am purchasing with 3.375% - 30 year fixed with quarter points. Rates are all time low. Ippudu ARM ki evaru vellaru. If you want to live in the house for 5 years and sell, then go for ARM or else, it's waste due to upfront costs and considering the fact that fixed rates are pretty  low.
