@Spartan naaku oka investment house undhi bought in 2018 October, dhaani meedha APR 5.75% (closing costs oka $5k dhaka pay chesa), ippudu refinance cheddam anukuni oka lender gaadiki call chesa investment homes meedha ekkuva thaggadhu APR 4.75% with $2.5K closing costs antunnadu. Will that be worth doing that?

185k Loan amount for 30 year at 4.75% monthly $965 mortgage

185k Loan amount for 30 year at 5.75% monthly $1080 mortgage

$115 difference so oka 21 months ki aa $2.5k break even avvuddi, looks like long run lo good amount ye kada save or am I calculating something wrong here???? Naaku e APR lu, savings ivanni zero knowledge andhuke asking for some guidance.

one straight goal is to reduce your monthly payments, which is why ppl do refinance. In your case, its worth doing refinance. Check 5 and 7 arm rates too.

Some ppl usually pick 5/1, 7/1 because they can do a refinance again whenever rates drop or increase.

Check with other lenders who waive off closing costs.

Go with it.  1000$ save aitai max at the end...if u feel thats worth going

Mana name meedha unna loans anni kanipisthai credit pull cheyyagane, it is always best to disclose all the loans clearly. And rental property ki rental agreement avi unte your loan approval will be easy
