u can do GPA on one of your family member or friends and they can sell the land.

U can say i wanted to grant temporary power of attorney to one of family members or friends ani chepthe, neeku relevant form istharu, u need to enter the full name and id number like aadhar or pan number for full identification and get it notarized in the US and send that form to india. Property registration time lo sub-registrar in india will accept the person nominated/notarized by you to sign and sell the property. _-_

But some of the buyers willl say we wanted the actual owner to sign on it even if sub-registrar convinces/certifies that notarized person can sign on behalf of owners. @3$%

hm, got you.  Then, ok konochu. As long as sub-registrar sale deed meedha sign chesadu ante sale complete and safe no worries.

Is it a agricultural land or a plot?

Be very careful when buying land in Hyderabad. Revenue department is the most corrupt there. Don't trust brokers, they just want commission - doesn't care about the land legal issues.  First study the process thoroughly, Do your research. Understand each and every legal term related to land. If its agricultural land, Pahani verification for that last 55 years is very important, ROR 1B needs to be checked, EC needs to be verified, New/latest passbooks is a must. Contact an advocate and ask them to provide a legal opinion on the land on a stamped paper from his office. Also don't give full amount to the advocate until your work if complete. I didn't mean to scare you but be very very careful in all the aspects related to land.
