3crores lo land cost entha? construction cost entha? 4000sft ante, what type of families need that much space? Rent entha vasthundhi? asalu rent ki evaraina vasthara? Loan theeskunte downpayment entha? EMI entha?

online lo adigithe, the marketing agents will tell you - "Only 2 villas left Sir, please hurry". Site visit ki velthe, more than 50% will be available. If you want to sell it in the near future, it will be almost impossible, considering the economic conditions.

kaneesam curry point kooda undadhu aa tellapur villas areas lo. very unsafe to commute in the night.

ivannee choosi appudu konandi. villas in tellapur are way overpriced.

Villas don't fetch much rent.  Max 50k per month.

2008 lo.adhe kada jarogindhi..prices went down and stagnated..

 

Demand veru ..investment veru..what you see in Hyderabad is all investment..not true demand..

And everyone in Telangana invests only in Hyderabad. Summary is ..you are right investment value high..

 

But once it reaches threshold people go other areas to search for land..like in this example tellapur..

 

Why tellapur ? Because other lands bubble reached maximum..

 

If you invest and get return value for investment in terms of rent or business..then that makes sense..

 

If you buy today to sell twenty years later for return ..then you have to understand what is true value ani

4 yrs lo 1.5c -> 4c ayyindhi.

kaani next 4 yrs lo 4c -> 10c avvadhu.

Plus 4c meedha monthly interest bokka. Rents anthantha maathram.

aa angle nundi chusina... it is better to buy a house in usa.. for 3% interest rate..
