bond sell off happened yesterday early morning. Generally stocks paduthunte bonds ekkuva kontaru, but for some reason bonds sell of happened (due to low yields and waste of money anukunta it was 0.4%), so when that happens when there is more supply than demand, bonds ni thakkuva price ki ammutharu means more return on bonds so it increased the return and along with it mortgage rates.

For my refinance, the principal didn’t go up. The principal will go up if you don’t want pay the interest left over for the current month etc. We pay the Escrows (Property Tax, Home Insurance) even for the refinance. The existing Escrow balance from the current loan will be mailed back to you. But do diligence and make sure the closing costs are not being taken in other means from you.

A friend of mine from GA told Delta Credit Union has offered 2.5 with no closing costs for 15 year loan. Unfortunately the broker is dealing only the houses in GA.

For people trying to understand why the mortgage rates are going up while the Feds are cutting the interest rates, please read the article below.

Basically your mortgages are bundled into something called mortgage backed securities and sold to investors. Right now, the market is flooded with these mortgage based securities and the investors don't want to buy them.

Next week Fed will step in and start buying these mortgage backed securities to ease the market and create more demand. Then the interest rates will start dropping again..
