20 percent down compulsory. Plus as you are purchasing for investment only, it's good to hire property management company to collect rent, do maintenance etc. Future lo GC lo em probs ravadhu anukunte. 

Also, na paina post cheppindhi correct, investment APR will be .5% to 1% more than regular purchase/refinance. U need to have atleast 6 months mortgage in ur savings account for both houses for any risky situations. Ippudu eviction kuda ledhu, so if someone doesn't pay rent and u have to evict, it takes months if not 1 yr.

Will ppl pay premium to rent a 4 bed 4 bath house in ur area? 

My suggestion is if you get a super good deal, then probably go for it. Or else it's good to wait and see how things turn out in few months. Better safe than sorry!!!

This is not a good time to buy SFH for renting/investment purpose unless you are getting a steep markdown from market value. 

When investing - you need to look up for 1% rule.  Basically rent should be at least 1% of the house value. Class A SFHs are hard to break the 1% rule but sometimes happens. 

Without posting numbers (cost, down %,  apr %, hoa, taxes, expected rent, how much vacancy you factor, etc.) it is very hard to answer.

If you have special arrangements like friends families who will live longer, India nunchi vache vaallaki room by room rent ki ivvadam etc aithe IDK. 

If you the property is part of HOA - check with them for renting rules.
