That is just your money that you are transferring and buying properties there.. rates peragavu anukunte pampavu kadaa..  Many Non IT people feel that bcoz of IT and NRI’s, houses and rents became unaffordable for them..

Standard demand and supply issue.. if there are less buyers, rates will be affordable for many of the people Actually living there.. manollu konnaa kuda rent ki istaru.. no one lives there in their properties anyway..

supply and demand may be an issue if more people wants to buy same item...but you shouldn't overpay...I see few cases where few nri friends bought for inflated prices but its not a good thing...this actually caused certain group of business cater to only rich nris...this practice is more harmful

If there is an apartment with 20 units, If one person  is willing to buy for X amount, Rest of the units, they will quote more than that..
