I agree your point, Lets say the land we purchased is going on a road layout plan, then what value government will pay? if you have higher registration value you can demand the amount equal to registration value otherwise they will pay government value which is way less and we will be in loss, but our mentality is we just want to avoid taxes short-term.  on the other hand even if we are interested to pay higher taxes, selling party won't allow that as they have to pay the higher income tax. Terms like "economy", "right doing" doesn't matter to both parties. We should have a shift in mentality I think.

I get it bhayya, but dheeni valla We are just pulling our economy backwards, we are hiding black money, I am just trying to understand why can't it be like other countries where everything is on the paper. Is it about mentality, or are we lacking in education? started this debate to see if anyone pitch their views and what they think are possible solutions. Imagine we teaching same wrong doings to our children. Oh well we should first understand that we are doing wrong!

When it comes to black money/ tax evasion/ corruption, the change should come from top down, bottom up is not possible. When the government is doing right thing, it will be obvious where the tax payer’s money is going. But, I hope you know how fcked up our Govt is.

There are 2 reasons why govt wont increase property values 

 

1) Nobody will buy/register as they can never get into profits after spending so much on registration so overall, there will be very few transactions and govt will not get the money it gets now.

 

2) When Govt want to acquire a land, it has to spend wayyyyy more. 

 

Govt knows all this and is playing a game. We are just players

I like the second point. Thats true!!  coming to first point, for long term buyers, spending on registration is not a problem. Even if the registration value is high there is a work around for brokers to get profit through GPA. So it means govt is encouraging short time buyers, brokers etc by keeping the registration values low and profiting from frequent registration fees. So literally govt itself is not interested in boosting the economy and stopping the blackmarket. Some times it seems chicken and egg,  but nice points!

Chinna amounts ok. 

But real estate now a days is mostly in crores. 

Banks are asking lot of questions these days if you deposit cash.
