Downtown condos are nice under certain conditions. You have more younger crowd and rent-ability is also high. 

Pros - Low/None maintenance, good vibe, walkable to movies, restaurants etc. Young unnappudu those are best perks IMO, easy to rent long term. 

Cons - High HOA, some time less appreciation, relatively less space (I feel thats a pro but thats me), parking issues sometimes. 

If it makes financial sense go for it. Not everyone is in your shoes, not everyone is in your town.

Hi I have a condo which has almost all kind of shopping stores within 2 miles. It doesn’t matter whether it is 2 bed or 1 bed it depends on area. If u want more rent and not long term agreement then I would suggest downtown or else if you are looking for more than year rent agreement then I would suggest to go for good schooling neighborhood. I have tenant who is on the third year agreement.

Wow good for you bro. BTW when was your condo built ?  

I m planning to buy in metro.. school rantings kuda good bro. Only problem is too expensive. HOA 750 + undi which is built in 2008...

In the same area there are some more condo's build around 1985 somewhat reasonable.

My condo is 2003 built and I bought it for 135k. If you want to rent it out then the rent should be approximately 1% of the amount which you bought the condo or else you will not make much profit. And yes the HOA is too high mine is 220. I can’t suggest you if it is a good or bad investment unless I know more details like.
