2 things can happen in 2021

1. with so much money supply/ interest free dollars in market, inflation will rise resulting in home price increases

2. with job losses home sales will go down, foreclosures will occur resulting in bad sentiment on home buying

either ways, waiting in COVID like pandemic is not a bad idea, worst case 20K mroe petti konaali, but worth waiting to see how market reacts

plano, coppell, flower mound safe due to schools and central location if planning to ever sell

there is nothing called easy to resell, when you sell you lose 6% outright towards fees, the buyer will ask for more repairs and price cuts, anta chooste will result in 10-15% loss when you sell, anduke buy and live for at least 5 years (5*4% per year appreciation+your equity+rent savings) will result in net positive for you to move out and buy somewhere else

buy home based on your family needs, not due to others are buying frenzy, if you dont have kids and buying a single family home and paying school dist taxes, you are the biggest fool if you take 30 yr loan, it entirely diff story if you take 15 yr loan, by the time your kid comes out of high school your home is yours

Go for it if you have GC otherwise wait until things come back to normal state.
