ma relatives venture shankarpally town lo hmda office, SRO office backside oka venture esinaru. last year same time ki 15k ki sale ayinavi, ippudu resale 25-28 pothundhi but akkada ippudu kuda house construct chesukovachu, very near to shankarpalli 100ft main road ku walkable distance like 400-500 mts. 

I know akshita, last year vellina, indus school almost aa vast layouts compound loke unnattu untadhi.

Chepthunna kada bro, once this covid thing/mess slow ga settle ayithe, you'll a sudden spike in that area, you'll say "what a sudden suppai" @3$% .

Just prior to this lockdown, traffic used to be heavy in that area during weekends. people used to flock for site visits from city. janalu lockdown/covid kante munde started changing their minds to own an independent house or villa based on affordability instead of cement/ash brick walled apartments in gachibowli, manikonda, kondapur, miyapur. After this covid mess people will prefer indenpendent house that too in a gated  community.

The advantage of Akshita,Subhagruha, hiranandani those three layouts itself become a self sufficient village/town as the number of plots are few hundreds and the distance to financial dist will be also reduced with the upcoming radial road from that area to kollur ORR exit. Layout nundi hardly 20-25 mins lo wipro circle lo undochu without traffic.

kokapet/CBIT nundi, on the way to mokila, madhya lo eden gardens and other ventures along the highway lo 35k above undhi yard very few resale. I think u already know about aparna in mokila 34-35 ammutunnadu, almost mee venture adjacent. 

nuvvu last aa area ku eppudu vellavo kaani ippudu chusthe what a sudden suppai antav. . . . akkada kali maata mandir untadhi, okappudu complete remote village kaaga undedhi, ippudu akkada 100 feet road and many developments, area completely changed.

but appreciation wise Srisailam road Baga vundi now so thinking sell and buy Srisailam highway side

This is one part which is actually stopping me to buy the plot there...I plan to construct a home like 4-5 years later...i don't know if i'm gonna stay there or not but need to have a permanent address and danikosam idi anukuntunna...complete gated communtiy and safe environment..

May inko 6 months to 1 year lo manchi flow untadhi aa area ki.

6 months back Kokapet to shankarpally/mokila road lo oka chinna petrol pump unde near ICFAI, ippudu 3 new posh petrol pumps on that stretch. area matram masthu change ayindhi

Haha edo brand familiarity tappa em ledu uncle andulo. instead oka 1km lo vunna peram , Subhagruha and hiranandini lo 20-22k ki konukodu better. These also gated communities and nice parks. 

infact Subhagruha maintance is good than weather meadows

its all new development kada..so a landscape motham alag se vuntadi...akariki pan dabba esina, jara new look and feel tho vuntadi..its just modern architecture...roads kuda iyala guntalu vuntene kada repu manchi road ayedi 🙂 

vadi rate 35k vundi...250 sq yards size not a bad idea emo anukuntunna...expecting 10 years down the road, this could ne nandagiri hills or MLA colony of the future...

kismatpur la kuda bane vunayi kani laudala paigah lands..anni kirkiri lands ae sachinayi ada..or else, Kismathpur  is my prime area of interest..
